Your Legal Obligations Under the Gas Safety Regulations 1998
Under UK law, landlords are legally required to have an annual gas safety inspection conducted on every rental property by a qualified Gas Safe Registered engineer. A valid CP12 Landlord Gas Safety Record must be provided to existing tenants within 28 days of the check, and to new tenants prior to moving in.
At LH Gas Services, we work seamlessly with local landlords, letting agents, and tenants across Bolton, Horwich, Westhoughton, and Bury. We can coordinate appointments directly with tenants, carry out the full test with minimal disruption, and email the digital PDF certificate straight to you on the same day.
What Does Our CP12 Inspection Include?
- Gas Appliance Operating Pressure: Verifies that burners and boilers operate at correct manufacturer gas rate and pressure.
- Flue Flow & Spillage Testing: Confirms all combustion products and toxic fumes are routed safely outside.
- Gas Tightness Test: Tests entire property pipework system to ensure zero gas leakage anywhere.
- Safety Device & Flame Supervision Verification: Verifies automatic gas shut-off mechanisms work properly.
- Carbon Monoxide & Smoke Alarm Check: Checks operational dates and test buttons.
- Same-Day Digital PDF Certificate: Sent immediately to your inbox for record-keeping.
